Real estate briefs: CustomSpace brings industrial coworking to Texas

Leidos Innovation Corp. has signed a 56,325-square-foot lease renewal and expansion at 555 Forge River Road, Webster, for consolidation of its Houston operations. Don Foster of JLL represented the tenant. Mike Silva represented the landlord, Carlo Inc.

Spear Street Capital has tapped JLL to lease and market 515 Post Oak. The 275,000-square-foot building is 81 percent leased to tenants including law, energy, technology and professional services firms. Russell Hodges and Bubba Harkins will handle the assignment.

CustomSpace, a provider of coworking space to industrial and office tenants, has leased 113,152 square feet in Central City Industrial Park at 5301 Polk Street, Building 14, for its first Texas location. Barkley Peschel and Mike Davis with Colliers International and Trey Erwin with Lee & Associates represented the tenant. The company provides warehousing, storage and office space to tenants seeking between 250 and 10,000 square feet.

Anglia Homes, Long Lake Ltd. and Westin Homes will open model homes in Vanbrooke, a 250-acre development of Land Tejas south of Interstate 10 off FM 359 near Fulshear, this summer.

RAE Security has leased 10,007 square feet at 7102 W. Sam Houston Parkway. Ryan Dierker of Newcor Commercial Real Estate represented the tenant. Joshua Gold of the Finial Group represented the landlord.

Unleaded Communications has leased 11,797 square feet at 1814 Memorial Drive. Travis Taylor, Chris Nash and Cooper Bagheri of Lee & Associates represented the tenant.

Murphy Industrial Products, a wholesale rigging supplier, has leased 12,140 square feet at 1430 N. Post Oak Road from Prologis. Cary Latham of Belvoir Real Estate Group represented the tenant.

6750 Bender Road, Ltd. has purchased a 76,202-square-foot industrial building on 30 acres at 6750 Bender Road, Humble, from RBIP Transportation. Mike Spears and Robert McGee of Lee & Associates represented the buyer.

Crosspoint Communications has leased a 10,000-square-foot industrial building at 8707 Fallbrook Drive. Patrick Wolford and Preston Yaggi of Lee & Associates represented the landlord. Blair Cherry with Blair Cherry Real Estate represented the tenant.

GD Capital has purchased a 23,000-square-foot warehouse at 13735 FM 529. David Otis of Texas Shoreline Properties represented the buyer. John Ferruzzo, Nick Peterson and Ryan Searle of NAI Partners represented the seller, Southbelt Park, Ltd.
