Wayfair, an online home furnishings and decor retailer, has leased 103,635 square feet at Gateway Northwest Three, 20510 Hempstead Road. David Hudson represented the landlord, Duke Realty. Patrick Rollins of CBRE represented Wayfair. The company, which operates under the Wayfair, Joss & Main, Al Modern, Birch Lane and Perigold brands, relocated from 4545 Langfield Road.
Mercer Advisors has signed a long-term lease for 19,481 square feet in Marathon Oil Tower, 5555 San Felipe. The deal follows the acquisition of longtime tenant Kanaly Trust in 2016. Elliott Hirshfeld of CBRE represented the landlord, Houston-based M-M Properties. Vince Gyorgy and Brad Marnitz with NAI Partners and Liam Murphy with Hayes Commercial represented Mercer Advisors and Kanaly Trust.
The ValCap Group has purchased a 1,331-unit apartment portfolio consisting of Westchase Estates at 2305 Hayes Road, Westchase Grand at 10881 Richmond Ave. and Westchase Preserve at 10615 Meadowglen Lane. Matt Phillips and Clint Duncan of CBRE represented the seller, Ascension Commercial Real Estate and Moriah Group. CBRE’s Michael Thompson arranged acquisition financing.
The Aztec Fund, a Mexico-based private equity fund, has acquired Westway Plaza, a 313,420-square-foot office building at 11330 Clay Road. Jeff Hollinden and Dane Petersen of HFF represented the seller, Transwestern Development Co. The five-story building is anchored by General Electric Co.
Level Office, a coworking company with locations at 405 Main and 720 Rusk, has announced its rebranding as Novel Coworking.
Houston-based Global Stainless Supply has renewed its 210,850-square-foot, full-building lease at Railwood Industrial Park, 8900 Railwood Drive. Ryan Fuselier and Jeff Venghaus of JLL represented the tenant. Kelly Landwermeyer of Holt Lunsford represented the landlord, CenterPoint Properties.
NAI Partners’ Investment Fund II has acquired Wells Fargo Business Park, a 104,212-square-foot business park at 301-305 Wells Fargo Drive in north Houston, from Berkeley Partners of San Francisco.
Augment Global Staffing has leased 3,679 square feet at 145 Magellan Circle in the Magnolia Court Business Park, Webster. Jason Kieschnick with Zann Commercial Brokerage represented the tenant. Wayne Rutledge with Rutledge Commercial Real Estate represented the landlord.
