St. Louis’ Newest Coworking Space Opens Doors in January 2019

ThriveCo, St. Louis’ newest coworking space located at 222 S. Meramec Avenue, Suite 202, in Clayton, will open to First to Thrive members on January 14, 2019. ThriveCo is only one of a handful of coworking spaces located in St. Louis County and is the first boutique coworking space in Clayton; its premise is one of flexibility, personalization, inclusivity, and access. An open house for interested members, founding members, and media will be held on Friday, January 25 from 4:30-7:30 p.m.

The 5,004 sq. foot-space features 11 full-time individual and team private office memberships, several part-time private office memberships (5-35 hours per week), dedicated desk memberships, general coworking memberships, meeting room and event space rentals, and mail services (for those who need a physical address). Per month pricing ranges from $30 for mail services and starts at $600 for full-time private office memberships—and parking is included. Offices range in size from 42 square feet to 232 square feet, and founding full-time office members get to customize their office furnishings.

The building is owned by VAD Realty and is managed by Gershman Commercial Real Estate. The space’s buildout is estimated at $80,000. At the time of this release, the space is 75% leased and has a growing roster of high-profile coworking members. In fact, to meet the needs of an ever-growing list of interested parties, only 8 weeks after launching, ThriveCo expanded their space by 851 square feet.

“More than community, entrepreneurs and established business owners need access,” said Katie Silversmith, ThriveCo’s Co-founder and CEO. “The top three reasons business fail include lack of capital, inadequate management, and business plan and infrastructure issues. ThriveCo provides space and community, but more importantly, we provide access to concierge services like business coaching, brand development, human resources assistance, and sources of capital—both big and small.”

In addition to these key resources, ThriveCo members also gain access to a Work Perks Program that helps fuel the whole business owner or executive and removes key barriers to running a thriving business. “From discounts on yoga classes to childcare, massages, and bike rentals, ThriveCo is interested in supporting the people behind the business, the people contributing to our communities and economy,” said Silversmith.

Silversmith’s background as a social worker and Director of Operations contributed to this innovative, wrap-around space with services—one she calls comprehensive coworking. While downtown St. Louis is saturated with coworking spaces, each with their own industry or member focus, Silversmith wanted to bring a unique option to the county that was for solopreneurs, entrepreneurs, start-ups, diverse teams, second-stage business owners, or executives of larger companies. “We wanted to decrease barriers—of entry, continuity, sustainability, and growth,” she said.

Currently, ThriveCo has two employees—Katie and her husband, Alex—and an advisory board comprised of eight established professionals. She anticipates hiring additional staff in the coming years, a goal that seems easily attainable when you consider coworking trends. The coworking industry has grown 200% over the past 5 years and the number of coworking members is anticipated to surge to 3.8 million by 2020 and 5.1 million by 2022.
